Wilson County industrial park plan in limbo after odd vote

A controversial project to build about 900,000 square feet of warehouse space in Wilson County’s Gladeville area stalled on Friday, but the next steps remain unclear.

Just over 60 acres of land owned by Bob Lannom on Lone Oak Road near Interstate 840 requires land use change and rezoning to move forward.

The Wilson County Planning Commission voted 5-3 in favor of both requests. However, the two needed at least six votes to represent a majority of the entire 11-person planning commission. Three planning commissioners were not present on Friday.

“I don’t know if it’s final,” resident Kevin Lee said. “It’s a small victory.”

The planning commission makes a recommendation on rezoning applications.

The Wilson County Commission makes the final decision on rezoning applications. The rezoning application could still be submitted for review by the Wilson County Commission without a recommendation from planning commissioners, county attorney Mike Jennings said.

The next steps in the plan were still uncertain, owner Bob Lannom said.

The Lone Oak distribution center was proposed last year but stalled amid opposition from neighbors.

Twenty people spoke about the plan, several twice.

Residents who spoke out against the plan cited a negative impact on property values ​​and quality of life, adding truck traffic on already narrow roads and the potential to add water to what residents described as an area already prone to flooding. The area has a creek on one side of the property, County Commissioner Sonja Robinson said.

“People don’t want it,” Robinson said.

However, Lannom argued that flood mitigation should be combined with industrial development as a condition would help “solve water problems”. Lone Oak Road improvement plans would also be part of the development, Lannom said.

The property is now zoned residential. The low impact on schools was also mentioned as a plus of the industrial plan. Planning commissioner John Jewell said the “big picture” and the impact on the county as a whole should be considered.

The plan is to construct three buildings – two of 195,000 square feet each and one of 510,000 square feet. No user has been identified.
