Glendale to consider land annexation of Loop 303, $599 million project

A proposed annexation could make way for more industrial development on the city’s west side to the tune of a $599.1 million project.

City Council, at its Tuesday afternoon workshop next week, will consider a request to annex land to house a new development called Parkway 303 East. According to an August report from Phoenix-based consulting firm Applied Economics, Parkway 303 East would cost $599.1 million for 4.38 million square feet of light industrial space.

The 303 Parkway could support about 635 jobs at an average salary of $53,000, according to the study, which also estimates one-time construction costs of $16.9 million and a projected annual net impact to the city of 1 $.49 million per year.

The 12:30 p.m. workshop will be held on Tuesday, September 27 in the Council Chambers, 5850 W. Glendale Ave.

This undeveloped property at the northwest and northeast corner of Sarival and Olive Avenues is currently in Maricopa County and has historically been used for agricultural purposes.

“The annexation application is for approximately 276 acres and is intended for a 4.38 million square foot light industrial development that would include manufacturing, assembly, employment, distribution and warehousing,” the department writes. of city development services in its workshop agenda.

The land is in a single-family residential zoning neighborhood, but after annexation, according to Development Services, the city simultaneously applies the most compatible zoning neighborhood to a newly annexed property. Following the annexation, the applicant is seeking to rezone the property from RR-45 to PAD (planned area development) and is proposing a major general plan change to light industry for the entire 276 acres.

If the annexation is approved, the site will be added to the city limits of Glendale 30 days later.

Other nearby businesses in the Loop 303 corridor include Boeing, Microsoft, White Claw, Red Bull and Ball Corp., as well as hundreds of new residences. In March of this year, the city announced that Nestlé was building a $675 million industrial facility in the Loop 303 corridor.
