Eco-parks and social hubs: the next-generation industrial zone aims to attract more talent with high-tech works

JID, says Tay, is after all a living lab focused on driving innovation through collaboration.

Unlike former industrial estates, which are located away from residential areas, JID is built in such a way that strong bonds can be forged between JID tenants and neighboring communities.

For example, a new pedestrian skybridge across the Pan-Island Highway will allow residents of Jurong West to access JID amenities such as the Jurong Eco-Garden, recreation facilities and programs. This will ensure that the spaces are well utilized, even after office hours and on weekends.

“Research shows that a lush work environment with social spaces promotes a healthy workforce and improves mental well-being. We are developing a dynamic environment in JID to live, work, play and learn, not only for its tenants but also for the communities around it,” says Ms. Tay.

She adds that the residential community is a talent pool that JID industries can tap into, in addition to the nearby NTU.

“To keep residents informed about our field and its opportunities, we will host career fairs, surveys, seminars, exhibits, contests, celebrations and more,” she says.

“With feedback from these sessions and our regular engagement with advisors and grassroots groups, we will also be able to respond quickly to residents’ concerns.”

An example for future domains

JID’s different approach to planning, construction and management could be replicated in future industrial estates in Singapore.

JTC has embraced what is known as Integrated Digital Delivery, which uses digital technologies to integrate work processes and connect stakeholders working on a project throughout its construction and life cycle.

For example, the centralized system can track the status of building components, including their fabrication, delivery and installation, and flag any conflicts in the designs of different subcontractors.

For Bulim Square, the agency also implemented a Common Data Environment (CDE), a digital platform that serves as a central repository for contract documents, project correspondence, building information models and other data. By digitizing quality inspection forms and other documents, construction companies can monitor and generate insights into their work, enabling improvements.

Over the next three years, major companies will start operations in the district, including the Surbana Jurong Campus in 2023, the Hyundai Motor Group Innovation Center in Singapore in 2024, and the SATS food hub in 2025.

“JID will spearhead the growth of Industry 4.0 and lead the transformation of industries towards more technology-driven and collaborative industries,” said Ms. Tang.

Ms. Tay adds, “For JID, we focused on holistic design that encourages the seamless integration of our industrial needs with nature. We aim to set a new standard for industrial estates – one that is more environmentally friendly and closer to the community. »
